BayAreaToken is a reinterpretation of how fractional ownership in residential real estate can be bought, sold, managed, and transferred. First, we identify real estate investments to be fractionalized (securitized). Next, as a smart-property management company, we assume responsibility of maintaining the properties, paying taxes, distributing dividends to investors, etc. This is uniquely enabled by distributed ledger technology, an omnipresent third-party acting as an Escrow company for every transaction performed on the blockchain. Ownership of each property will be represented digitally by tokens enabling ownership in increments of 0.01% – each unique property token will be fungible with itself (including dividends). Furthermore, owners of the token will be able to sell their stake to other users on the platform; this changes the liquidity on the order of several weeks to seconds or minutes contingent on buyer-seller interactions and the blockchain processing time.

o Processing fee for identifying properties and managing real estate transaction.
o Absorbing buyer’s commission in real estate transaction.
o Recurring property management fee from each real estate asset.
o Outperformance fee in the event of property sale.
